From Conceptual Design To Finishing The Building Process
A clear understanding of the building journey from the clients prospective is the key, especially if the end goal is to deliver a home to the highest level of craftsmanship and service.
Just being a great builder isn’t enough. Defining the client’s or architect’s “vision” or knowing the client’s “ must have wish list” is vital if we want to exceed the exceptions of both the client and architect.
Placing importance on having open and honest communication between all parties involved, from the engineers’ right through to the landscapers and creating an environment where fusing creativity with practicality, is a good place to be. As much as those two worlds can be miles apart, it gives us the opportunity to explore and be open to creating a positively memorable construction journey for our clients and a home that exceeds expectations.
Conceptual design plans
Listening and discussing your vision your ideas with architect knowledge will be the foundation for creating the perfect home. The right architect and the right builder is the first step to forming a set of conceptual design plans which enhances your ideas and adds to “the vision” If your builder isn’t involved before this stage I would recommend introducing your preferred builder at this stage to view the concept plans to spot check budget and any other design aspects they could offer. By introducing your builder at this stage you’ll get a better idea if they are the right building company for you before your committed to them for the duration of the project. If you are happy with the concept plans, you’ll give the architect the go ahead to draft a full set of plans or revised any uncertain aspects.
Your architect or draftsman will now draft the majority of your working drawings. It might be necessary to apply for resource consent, have your site surveyed, under go a Goetek report and engage an engineer before these plans will be able to be complete. The working plans are detailed plans specifying the dimensions, material types, site contours, drainage plans and boundaries. This stage is a process that could require a series of appointments between you, your architect, engineer,council and your builder. It is still possible to make design changes amend plans during this stageof the process. The more you know about the materials, white ware, colours, lighting, floor coverings, door handles and tiles the easier the process will be as you progress through this stage, although it is not entirely dependent.
Congratulations! You have obtained building consent, you have your chosen builder and you are ready to build. You have kept in touch with your builder during the consenting stage or even better your builder has been part of that process and a possible start date has been determined. During the building stage we advise being involved as much as possible,daily meetings or a minimum weekly meetings to have a walk around the building site, discuss progress, variations, changes and any schedule changes. No doubt, variations will arise and additional work will crop up, these changes will be discussed and decided how to proceed. The build is finished and hopefully there wasn’t too many surprises. We will knock off those final jobs and any last minute requests that you might have. Handing over a project for us is one of the most rewarding stages for us and is the moment of truth. How have we exceeded, done what we promised to do. Warranties & Council sign off
On practical completion of the project we will obtain all your warranties, certificates and memorandums for all the different work carried out. This will also be loaded on to the hub for easy correspondence. You are now ready to apply for the code of compliance for you new renovated or built home. This is vital for future sale. Once the Code of compliance has been received you can celebrate and reflect on how easy the journey was and enjoy your new home.
