Lead Builder / Qualified Builder: task-focused, paired with apprentices, focused on craft and execution.

You get access to the same information the build team uses: full budget breakdown updated weekly, live schedule with subcontractor dates and built-in buffers, hours tracked against specific tasks, all material and fitting selections with prices, progress photos, inspection documentation. Variations require your digital signature before work proceeds. Messages are logged with @mentions to specific trades. The single source of truth everyone uses daily.
Any scope change triggers a formal variation in the portal with full documentation, a price impact assessment, and written justification. Both owners and Hamid must digitally sign off before any work proceeds. Once approved, budgets auto-update and the foreman is notified. Variations are handled separately from contingency pricing. You’re never hit with an unexpected invoice for work you didn’t approve.
Your Foreman is the primary on-site contact. All project messaging goes through the CoConstruct portal, where messages are logged, @mentioned to specific trades, and delivered to your email as well. Yes. The core in-house building team is consistent and committed throughout your project. Your Foreman is assigned at the start and remains your primary on-site contact through to handover. The 2IC, Lead Builder, and build team bring continuity from mobilisation through completion. Subcontractors are drawn from our vetted extended network, selected and tested over years.
Hamid Zwart is a Qualified Licensed Certified Master Builder with three decades of experience. Foremen have progressed through a strict hierarchy: Apprentice to Lead Builder to 2IC to Foreman. Six to twelve months mandatory at each stage. The QS team produces detailed proposals grounded in historical real project data. All projects are delivered under Certified Builders contracts.
Quality assurance follows the hierarchy. The Foreman is head of quality on-site. The 2IC monitors quality and work tempo. Lead Builders supervise apprentices directly. Framing tolerances are held to 2 to 3mm. The “Make it Better” spreadsheet captures improvements in real time. If work isn’t up to standard, it gets redone at our expense. Hamid and Myrthe walk through your home for a 100% satisfaction check, with a 12-month check after completion. All projects carry the Halo 10-Year Guarantee.
