Your site coverage is at its limit. The Auckland Unitary Plan restricts the percentage of your site that buildings can occupy. Many properties across Grey Lynn, Ponsonby, Epsom, Remuera, and Devonport already sit at or near that limit. A second storey sidesteps it. The new level sits within the existing footprint.
Height-to-boundary rules shape what’s possible. Recession planes govern how high a second storey can rise relative to your boundaries. We engage town planners early to model the achievable envelope before any design work begins.
Pop-top or full second storey. A pop-top adds a partial upper level. One or two rooms inside the existing roof volume. Less structural intervention. A full second storey creates an entirely new floor across the footprint, with detailed foundation reinforcement. Going up isn’t always the whole brief. When you need more ground-floor living and bedrooms above it, a two storey extension adds new floor area to the plan — out as well as up — instead of stacking a level inside the existing footprint. It’s a different build to a pop-top, with a different set of engineering and consent questions.
New footprint, new foundations. An extension that grows the floorplan needs its own foundations, engineered for the new ground floor and the storey above — not just reinforcement of what’s already there. New and existing structures are tied together so the addition moves as one building.
A clean join to the existing home. Floor levels, wall lines, and rooflines have to meet the original house exactly. We design the junction so the new wing reads as part of the home — matched ceiling heights, joinery, and cladding — not bolted on.
Site coverage and setbacks. Adding footprint draws on your remaining site coverage and must sit inside boundary setbacks and recession planes under the Auckland Unitary Plan. Recession planes set an angled height limit that slopes down toward your boundary lines. The closer a room sits to a property edge, the lower its permitted ceiling. On narrow sites this can significantly reduce usable upper-level floor area unless the design accounts for it from the start.
