Modern architectural renovations. High-specification contemporary homes leave no room for imprecision. Cladding systems like Accoya hold framing tolerances to 2 to 3 millimetres. This is where the Design Eye matters most. Our team improves on the architect’s drawings during construction. Catching unspecified details, holding grout lines through the run, flagging visible pipes and unresolved junctions before they become permanent.

Live-in renovations and the realities behind the walls

We build a two-layer contingency into every project. 10% within the contract price for materials and labour variance, plus 20 to 25% recommended above for villa renovations with high-complexity unknowns. How we build renovations

We work from a “Don’t Do” list built over three decades, and a “Make it Better” spreadsheet reviewed at team breakfasts. Work that doesn’t meet standard is redone at our cost.

Precision tolerances. Renovating inside existing structures means walls and floors that are rarely straight. We hold frame studs to 2 to 3 millimetres across every project. Frames are straightened with a planer, wrapped, then cavity battens installed. Non-negotiable when expensive cladding is specified.

Electrical, plumbing and services. Rewiring, replumbing, integrating modern services like underfloor heating into existing wall cavities. Managed as part of the programme.

External cladding, roofing and windows. Recladding with matched weatherboards or Accoya, re-roofing, window replacement, sash window restoration. All coordinated with the interior schedule.

Design-led renovations that bridge vision and budget

The most expensive renovation mistake happens before construction begins. An architect designs in isolation. Plans come back at double the budget. You’ve spent $100K on drawings you can’t afford to build.

We prevent this by bringing the builder into the design process from day one. Hamid vets and matches each client with the right architect or draftsman from a network built over three decades. We present five to ten portfolios, recommending based on temperament, style specialisation, heritage zone experience, and budget discipline. For a straightforward renovation, a skilled draftsman in place of a high-fee architect saves $40,000 to $60,000.

Once design takes shape, we find savings in the build that protect the details you love and remove invisible cost. A cantilevered corner costing $45,000 in structural steel might add little to your daily experience. The kitchen layout and material quality are elements you touch every day.
