Smart and Early depends on a specific financial method. Three-stage pricing catches budget misalignment at three progressive checkpoints. Each more precise than the last.

Stage 1. Concept design pricing. Right after the first concept drawings, Senior QS Marain Datulayta produces detailed costing from the master pricing template. Our own dataset, refined across 273 projects (as of 2026) over 28 years. The result is a 33-page detailed proposal with cost variance of 1 to 3% against actual build.

Stage 2. Detailed drawing pricing. Once detailed drawings are complete with structural engineering, soil samples, and consultant inputs, the whole project is repriced. This confirms you’re still on budget right before council consent submission.

Stage 3. Ongoing variation pricing. During construction, scope changes go through formal variations in the digital portal. Budgets auto-update weekly. Nothing proceeds without your digital sign-off.

Choosing the right architect. Matched, not left to chance

The horse analogy. Hamid compares choosing an architect to buying a horse. Temperament matters as much as skill. Some architects design for awards. Others listen, then design for the client’s lifestyle.

What Hamid looks for. Temperament (collaborative or ego-driven). Style specialisation (heritage, modern, contemporary, fusion). Budget discipline. Local council familiarity. Client focus. Hamid presents five to ten architect websites for you to review, each with his reasoning for the recommendation. An intentional match, not a referral.

Architect or draftsman. For simpler projects. A straightforward villa extension or internal layout change. Hamid may recommend a skilled draftsman at $25,000 over a high-fee architect at $80,000. That $40,000 to $60,000 saving goes directly to better finishes.

Navigating the Auckland Unitary Plan from the first sketch

Architect matchmaking gets you the right design professional. Every Auckland project also answers to the Auckland Unitary Plan. Site coverage, recession planes, height-to-boundary rules, heritage overlays. Designs that ignore these constraints face expensive redesigns or rejection.

Town planners at concept stage. We bring town planners in early to confirm what’s allowed on your specific site before detailed drawings begin. Height-to-boundary, number of dwellings, number of levels, subdivision rules. Clarified at concept, not discovered after plans are complete.

Heritage zone expertise. In heritage-protected areas, the matched architect knows previous consent decisions and council rules beyond the building code. That avoids the back-and-forth requests for information that catch architects unfamiliar with overlays in Devonport, Ponsonby, and Herne Bay.

Precedent knowledge. Hamid’s 30 years of Auckland building experience lets the team push back on unreasonable council requests with local precedent on hand.

Before the architect. Finding out what you love

Before any architect is engaged, before any plans are drawn, the question that matters most gets answered. What do you actually love?

Both partners aligned. Both owners are in the room by the second meeting. Misalignment between partners is one of the most common sources of friction in a build. The dual lens that co-founder Myrthe Nitzsche brought into the company (an Honours-qualified Interior Architect, and the first woman in the Netherlands to graduate with this distinction) is now how the whole team thinks.
